6 Steps to Getting a Custom Home Design Plan

It’s an amazing milestone in life to get to design and build your dream home. However, going into a project like this can also involve a lot of uncertainty and stress when you take it head on. Remodeling your kitchen, bathroom remodel and handyman work around the house in the Pasadena and Los Angeles areas are something you can get done fairly quickly these days.

While one of the easiest ways to ease the stress of planning your home is to hire professionals, you should also do some research of your own and understand the process. Here’s a basic step-by-step when beginning the home design process.

1. Estimating and Securing Financing

The first thing you need to know is how much you can afford, and what that means for the plans you may have already had in mind. There are many things you need to consider into the expenses, including design plans, purchase of the land, hiring contractors and workers, etc. Often these projects cost more than initially planned. When securing financing, consider including additional financing to save in case something goes over the estimated cost.

2. Designing Your Floor Plan

Once you know what you can afford, you now can begin designing the blueprints for your new home. Many people already have ideas about the layout of their home, or have even begun to plan the actual design before you begin the project.

Many people hire an architect to assist in the precise design outlines for the exterior and interior of their home. This is a smart and completely reasonable route to take when designing your home.

You can also choose to contact companies that have pre-designed house layouts for you to choose from.

3. Choosing a Site

The location of your home is just as important as the design. Not only do you need enough square footage for the house, but you may also take an interest in the scenery around your home or the yard space you desire.

Keep in mind, despite the other interests you have in the area your house sits on, that it’s always easiest to build a house on flat land.

4. Choosing a Builder

Your plans in place, including the design layout established, the finances secured, and the land purchased, it’s now time to hire a builder. You can choose the one you prefer. If you don’t have a builder in mind, there are websites that suggest expert builders in your area.

5. Getting Approval

Nothing else is to be done expect to build your home—as long as you get the approval you need to start the project. You need to get your plans approved by ARC (Architectural Review Committee). As long as your plans coincide with the CC&Rs (covenants, conditions, and restrictions) of your area, you shouldn’t have a problem getting the approval you need.

If there happens to be an issue, simply reconfigure your plans to fix this hiccup.

6. Start Building!

This step is self-explanatory—with everything else in order, you can build the house of your dreams.
